01 · Cash generation
Rental income depends on permitted use, occupancy and the rate actually collected. Owner stays and closures reduce inventory.
02 · Physical resilience
Shoreline history, surveyed boundaries, coastal engineering, access rights and beach-use permissions. A desirable outlook does not resolve these questions.
03 · Legal claim
Land title, rental rights, beach access and token-holder rights are distinct. Verify each before assigning an investment premium.
Jamaica & Caribbean
Screen the property alongside its airport access, operator, utilities and beach setting. Jamaica and other Caribbean jurisdictions need separate title, permitting, tax and investor-eligibility reviews.
Verify seasonality, airlift, local competition and achievable rates using operator records and comparable bookings.
For Jamaica, review title and surveyed boundaries alongside NEPA beach-licence requirements. Commercial use of a shoreline should not be inferred from adjoining land ownership.
