An equity token can represent documented rights to distributions and sale proceeds after costs and creditors. Voting, dilution and manager powers must be established in the legal documents.
Asset and local rights
Verify the property title or tenure, boundary, lawful rental use, shoreline permissions and access.
Holding vehicle and governance
Specify fees, reserves, tax treatment, financing, manager removal and related-party controls.
Investor entitlement
Document the exact claim and priority. Separate owner stays from cash returns and avoid promising the same night to multiple holders.
Register and transfer controls
Reconcile tokens with the legal register, identity records and applicable investor restrictions. ERC-3643 is one technical option.
Distributions and exit
Pay from collected cash after obligations. State transfer limits and the source of funds for any redemption.
Current model
The investment lab models a rental asset's equity cash flows. It does not price a debt token or a stay entitlement.

Personal use has an economic cost
The model subtracts owner nights from rental availability. It assigns no investment return to the enjoyment of those stays.
No automated legal approval
Eligibility and tax treatment depend on the interest, investor and jurisdiction, not the token standard.
U.S. covered property dispositions can trigger FIRPTA withholding, generally 15% of amount realised, with exceptions and special rules. Withholding is not necessarily final tax. Restricted security resale may use SEC Rule 144 where its conditions are satisfied; a holding-period timer alone is insufficient.
These U.S. examples are not global rules. Other jurisdictions require their own property, securities, tax and investor-eligibility analysis.
